Maintenance on your Apartment

To Care For Your Laminate Floor

Only use products made specifically for laminate flooring. Do not use striper type cleaner or scratchy scrubber Do not use any kind of soap do not WAX the floor, do not use swifter unless they have a formula for laminate flooring. Any product on the market made for laminate floors is fine to use. Because of the finish on the floor, items will not stick to them and plain water will work to clean the floor. You will also have fewer streaks if you use plain water. Any kind of soap product not made for laminate floors, will get under the edge and ruin the finish. The edges will start lifting.

Washer and Dryer

  If you are not familiar with a front load washer then please read the manual.  They use less water and less soap than a standard top load.  The machines need to be stable to operate correctly, you can adjust the front feet to sturdy them up.  Occasionally check the drain hose to make sure it is in the drain good so there will not be a water problem.  DO NOT attempt to open the washer door while the light is still on! Clean the lint trap on the dryer after each load. Periodically vacuum out under the lint trap.

Water

      Our water is a bit on the hard side.  Here are three items that will make your life easier when it comes to the water.

  1. Wash your White clothes in COLD water; otherwise, they will not stay white for long.  Do not use bleach; you will be sorry if you do.

  2. Use Lemon Juice in your dishwasher: After running the dishwasher, you might notice the dishes and the inside of the dishwasher is getting a little brown.  Leave your clean dishes in the dishwasher and place about 2 cups of lemon juice inside, run the dishwasher again on a light wash cycle.  It will clean the dishes and the dishwasher at the same time. Putting lemon juice in each load along with the soap will not do anything.

  3. Use a pumice stone to clean the hard water ring from the toilet bowl.

  4. Use any type of non-abrasive "hard water" cleaner for toilts, tubs and showers.

HRV System –

            If you unfamiliar with how this system works here is brief information.  If you would like further information on its use I can set up an appointment with our HRV installer and he can give you the full run down.  Basically this is used to clean moisture out of the air.  The units are built airtight and this will cause moisture problems if not ventilated properly.  To use the unit press the 20/40/60 button located in each bathroom and the kitchen.  This is a timer and the unit will run for the length of time specified.  The unit does not need to run full blast all the time.  In addition to taking moisture out of the air the unit cleans the air by taking the old air out and bringing fresh air in.  If you notice any moisture in your windows this is a good indication to run the unit for a while to clear the moisture out of the air.  It is a good idea to run the unit when showering also. If you push the button and it does not work, turn the unit off at the breaker, wait 5 minutes then turn it back on. If it still does not work, call or email me and I will get the HRV guy out to look at it. During the winter months this unit MUST be working or you will end up with black walls. From dirt collecting on them due to the moisture.

Windows:

If you see any moisture build up in your windows that means you need to run the HRV more. During the winter months remove your window screens and store them in the crawl space. This will help with air circulation to the windows. Which will help keep them moisture free. Open blinds up from the bottom a little and pull heavy drapes back and run a fan if you need to. Moisture in the windows will lead to mildew and if left untreated could lead to mold.

Trash:

You can contract with Alaska Waste for a rental can and weekly removal.  Their number is listed below.  Or you can take your trash to the free borough transfer site at the corner of Badger and Holmes Roads. (Right across from the Badger Gate of Fort Wainwright) 

 

Snow Removal:

We will provide snow removal in the driveways; the Borough does the main roadway.  It is up to you to keep your own doorway clear.  Please don’t have anything lying around that will hamper the snow removal process. We are not responsiable for items left in the path of the show plow.

Lawn Maintenance:

We will provide lawn mowing and weed eating.  We ask that you water your area to help the grass be thick and healthy and a great place for you kids to play.  Lawn mowing will be done as needed during the summer months.
